Stateline

Located on the California side of the state line leading into Nevada is the neighborhood appropriately called Stateline.  This area begins with the casino area, continues down Highway 50 (also called Lake Tahoe Blvd) along picturesque views of Lake Tahoe to Ski Run Blvd.  Drive up Ski Run Blvd to Pioneer Trail, turn left and head back to the casino area and you will have outlined the Stateline neighborhood in South Lake Tahoe.  This neighborhood is highly sought after by those seeking convenience and strong rental income.  This area will be most affected by the currently stalled, redevelopment project which included a convention center, hotel/condominiums, a park and more.  A great deal of the redevelopment was completed and beautifully visible along the Hwy 50 corridor.

The Stateline neighborhood is at the heart of the “downtown” and re-development area. This area offers wonderful opportunities for those looking to be within a short distance to the casinos, nightlife, the Heavenly gondola, restaurants and shopping.

Among the nearby visitor destinations are the Shops at Heavenly, the Heavenly Gondola, parks and beaches along Lake Tahoe, the Ski Run Marina (where tours on the Tahoe Queen originate) casinos, shopping and dining.  And of course, the infamous Edgewood Golf Course where visitors can mingle with the stars during highlighted annual golf events or dine lakeside.  In many respects, visitors can park their cars and access all that Lake Tahoe provides via walking or public transportation.

Stateline

The Stateline neighborhood is quite diversified.  The low end of the range for single family residences, find historical cabins built in the early 1940’s and small, 2 bedroom ranchers both with an average value of $200,000.  Sizes and styles proceed upward, with some homes backing US Forest or California State Conservancy land.  At the upper end of the Stateline value range multi-million dollar lake front estates offering private beach access passes.  Many of these homes are the result of tearing down older dwellings and rebuilding with modern architectural designs and technology.  Mixed within this wide range of prices and styles, one can also invest in multi-family residences including duplexes, triplexes, four-plexes  and apartment buildings.  There are also a variety of condos to be found throughout the area.
